Commercial Build-Out Cleaning for Offices, Retail and Restaurants

Commercial build-out cleaning covers the new interior of an office, shop, clinic or restaurant, from the first dust after drywall to the last wipe before opening. It is usually done in phases tied to the construction schedule, so the space is clean enough for each trade that follows and presentable for the opening.

Different tenants bring different problems. Retail needs clean glass and display areas, restaurants need kitchens degreased and floors safe, and offices need clean carpet, ceilings and workstations. A single flat price rarely suits all three, so the quote should address the type of space and the finishes.

A build-out is also tied to a lease or opening date, which makes timing a constraint. Cleaning that slips can delay occupancy, and cleaning that happens too early gets covered with dust again.

What changes the price

Floor area
The total footprint sets the base for any cleaning price.
Type of space
Restaurants and clinics with kitchens, drains and many fixtures cost more per square foot than open offices.
Number of phases
A full three-phase sequence costs more than a single clean, but it makes each step simpler.
Glass and ceilings
Tall storefronts, atrium glass and high ceilings need lifts or special tools.
Schedule and hours
After-hours work, tight windows before opening and mall rules for deliveries add to cost.

What a good quote spells out

  • A phase-by-phase scope, with the area covered in each
  • How the quote handles kitchens, restrooms and specialty finishes
  • Whether glass is cleaned inside only or inside and out
  • Site access rules, hours and whether after-hours work is included
  • Whether the price is per phase or a single project total

Commercial Build-Out: questions people ask

What does post-construction cleaning cost for a commercial space?

It depends on size, type of space and phases. Published US ranges run from about US$0.15 to US$0.75 per square foot, and detailed finals can run higher. See the cost guide for sources.

Should the cleaning happen in one pass or in phases?

Most build-outs benefit from phases, since a rough clean helps the finishing trades and a final clean shows the result. A smaller project may only need a single clean.

Can the cleaners work while trades are still on site?

Sometimes, with coordination. Work is easier when trades are done in the area, so the schedule should tell the cleaning crew where and when to work.

Who provides dumpsters and waste removal?

This should be settled in the quote. Many contractors provide bins on site, and the cleaning crew loads to them.
